A brief analysis of Airbnb listings in Amsterdam from Oct 2020.

Introduction

Being a fan of traveling myself, I have always had the challenge of finding the best accommodation considering many aspects such as quality, access to attractions, price, etc.

Those who have been to Amsterdam know that the city is so busy and crowded all the time. Sometimes, it can be a bit difficult to find the best accommodation at a fair price in a good neighborhood without wasting so much time.

Here, the focus is on analyzing the data set from AirBnB to figure out the answer to these questions:

  • In which neighborhood is it more likely to find an affordable property?
  • How are the properties priced according to their type?
  • How many properties are worthy of their price?
  • In which neighborhood are we more likely to find a high score property at a fair cost?

1. In which neighborhood is it more likely to find an affordable property?

Basically, there are two main parameters in finding an affordable place in a short time: availability and price. I have grouped the listings based on their neighborhood and calculated the average price for each area. Having the number of listings and the average price in each area, we can have a rough estimation of “Desirability” at the time of the search. The areas which are more ‘Desired’ are the ones with more listings and less average prices

Looking at the results, we see that the first two neighbors with the most desirability are: ‘De Baarsjes’ and ‘De Pijp’. Taking a quick glance at the neighborhood on Google Maps, I can say that ‘De Pijp’ is closer to the center and according to this analysis we have a high chance of finding affordable and available properties here.

2. How are the properties priced according to their type?

There are absolutely many parameters involved in price determination for each property. Here I just want to demonstrate ‘Type’ as one of these parameters:

As you can see here, boathouses and villas are the most expensive and hostels and yurts are the cheapest properties

3. How many properties are worthy of their price?

I have always been very cautious about counting on property ratings and the reason is that I think they are a bit biased because instead of solely relying on the average rate, we have to consider the number of ratings as well. Thanks to Marc Bogaerts, there is an algorithm for calculating “Score”.

Assuming that “Score” is the level of satisfaction about each property, we can plot it against the price for each property to see how many of these properties are worthy of their price:

Bearing in mind that there are also other factors effective in satisfaction, we can clearly see that price is one of the most effective ones. As we may have guessed before, there is a lot of satisfaction in properties with lower prices.

In answer to our question, we can clearly see that the majority of properties are aggregated in the high score area and therefore we can say that most of them are worthy of their prices. This shows that the owners are doing well on pricing their properties.

4. In which neighborhood are we more likely to find a high score property at a fair cost?

If we want to answer this question, we have to combine our results from the first and third question.

With a quick glance at this graph, we can easily spot the highest score areas with affordable prices at ‘Noord-West’, ‘Bos en Lommer’, and ‘De Aker-Nieuw Sloten’

Conclusion:

In this article, we analyzed the data from Airbnb listings in Amsterdam to find the most suitable areas for finding the best Airbnb experience at a fair price.

  1. We demonstrated the most desirable areas according to price and number of listings
  2. We observed the prices based on the type of each property
  3. We proved that there are a lot of well-priced properties and we could also spot the neighborhood with the best experience at the fairest price
